Update: New Construction Condo Inventory

The last time we checked in on new construction condo inventory was back in July, and before that in May. In May inventory looked to be 75% sold, then the needle shifted to 77% in July, and now the properties tracked in this list are 81% sold in all.

As for what’s gone down the past three months? Approximately 74 condos have closed across all the properties and there’s a fair amount of “sold out” in the air. 1350 Alki sold out in August, Trace Lofts officially closed its last developer-owned unit in September, and more recently Gallery and Trace North each have a single unit pending before ka-blam-o! Sold out. And let’s not forget Enso with one condo remaining to sell.

Things you should know:

  • The numbers only include inventory of new sales in these buildings, some may very well have resales on the market that aren’t reflected.
  • % Sold = Closed/Total
  • There’s a ? next to 5th and Madison because we still think there might be a developer-owned property in there but don’t really know for sure.
  • Numbers for Escala and Danielle are my best guess-timations since JLS never got back to me. If you have more accurate numbers then by all means chime in.
  • Also, Decatur is no longer under the Realogics umbrella so those numbers are a best guess as well.
