Trace walk through

I had my Trace walk through last Thursday. I walked through with a RAFN representation and Jim from EK. The developer and architect had done a walk through the day before and caught most everything but there were still a few details we caught (GFI plug wouldn’t reset, a little paint splatter, a little extra cleaning.. )

The largest concern with the unit right now is that the Douglas fir hardwood floors were damaged during construction and they now need to replace a number of planks. Apparently this is a fairly wide spread problem in the building.

The other thing I noticed is that the hot water heater they selected was really energy in-efficient. You would think the Built Green standard would establish some sort of minmium energy star ratings for the appliances.

I’d be curious to hear how everyone else’s walk throughs went.

i’d be curious to know why any condo that’s under 1000sf needs a hot water tank anyhow and doesn’t utilize the wall mounted on demand briefcase coils…

I thought the hot water heater was a bit large for the unit. I didn’t say anything though. There was only one board on our floor that had tape on it. We found a few problems beyond what the developer had marked, but nothing really major.

Brian, I don’t know much about water heaters but I’m curious about that too. I only have one shower a day. Other than that my hot water demands are pretty low.

my unit was used to move most of the drywall and materials into floor two so the floors had quite a bit of blue tape. i was impressed with the RAFN guy…he was a good sales guy in addition to his walkthru…my unit was really dirty but aside from that it went well.

Ours went really well too, we were also impressed with the RAFN guy. Apparantly our unit is the ADA unit so in addition to the wider bathroom door for wheelchairs (which we knew about) there are some funky requirements for the kitchen which means we lost some cabinet space and they are not symmetrical/as planned. Not a big deal for us since we’re probably going to make major alterations to that wall anyway….but it would have been nice to know the ADA details up front.

Because the on-demand coil models are 2-3x the cost of the tank models + venting/installation is more complex. And it’s not even clear they could profit/charge you the difference (at least not in America). So the builder would rather take up some of the space in your closet and save themselves money.

Builders cheap out all the time on infrastructure things like that, because most buyers aren’t willing to pony up the difference for the more expensive options.
