Capitol Hill Seattle has the details on Trace’s neighbor. AKA the Precision Tune apartments.

Looking at the design review docs [pdf] it won’t have an impact on Trace Lofts but will have an impact on the east facing Trace North units.

I sure hope no one was unfortunate enough to buy any of the Trace North units that soon will be looking at a solid wall. Or, if they did, they negotiated accordingly and are satisfied.

That said, I really am liking how this part of Capital Hill is developing.

while I wasn't happy during our extreme weather, facing west is starting to increase in appeal.

having lived at Trace North for more than a year now, I too am satisfied with the area's development. we got our sidewalk back in front of 1111 e. pike. yay!

Thanks Matt for posting this. I just now stumbled upon it. I’m curious why did you say there would be no impact on Trace Lofts? From the plan documents, it looks clear to me that the East and Northeast walls will have all windows and balconies blocked. The new building directly abuts Trace Lofts’ east wall (faces 13th ave) with a separation of only 2′. 2 units on each floor (for a total of 8 units) affected. It’s not the end of the world, but there definitely is impact.

What are you basing that on? If you look at pages 8 and 9 (labeled 6+7) in the PDF design doc it shows that floors 1-4 (and I think 5?) are affecting Trace Lofts (including my unit). It’s also pretty clear on page 15 (labeled page 12). If you’re looking at the cross section on page 11 (9) and thinking the terrace is adjacent to TL, it’s not. That cross section is cut from the Trace North section of the building. The terrace doesn’t extend all the way to Madison.

I don’t think it will impact Trace Lofts since there are no windows on the east side of Trace Lofts. However, saying “no impact” is a little strong since it will impact east views off of the fourth floor terrace and fifth floor balconies. But I think that’s a pretty minor impact compared to the impact it is going to have on east facing Trace North units. That said, seeing as I live on the south-west corner of the building it is easy for me to be cavalier about it :).

I think you’re mistaken that there are no windows on the east side. :) There are two units on each floor with either east facing or NE facing windows in the gap between Trace North.
And the 2nd floor has 2 terraces, 3rd floor 2 balconies, 4th floor 1 terrace and 1 balcony, 5th floor 2 balconies. I’m not naming unit numbers out of respect to the owners who might not want their numbers on the web. :)
I agree it’s not as bad as some of the Trace North impacts.

Ah! Now I get which units you’re talking about. Yup, definitely an impact for those folks. Were you aware of the development potential before you bought?
