Live in a School Attic?

By March 11, 2011

Queen Anne, Queen Anne High School, West Queen Anne School

I noticed a top floor condo in West Queen Anne School listed earlier this week at an asking price of $700K. This building was converted to condominiums in 1984, and is not to be confused with Queen Anne High School which was converted in 2006.

Comprised of 1820 square feet, this 2 bedroom, 2.25 bath condo is housed inside the angled roof of the school building (aka attic) – giving it some interesting architectural details and amazing southwesterly views. My personal favorite is the cozy library nook.

For comparison, this condo has a more traditional feel than its much bigger, much pricier, industrial-modern neighbor that Matt blogged about in 2009.

A quick search of past sales on Redfin reveals that only one or two units are put back on the market and sold each year in this historical building. The 4th floor condo currently for sale is marketed at $385/sq ft which is lower than the average of sales since 2007 of $531/sq ft. It was last purchased for $520K in 2001 ($285/sq ft).

Located at 1401 5th Ave W, #412 is hosting an open house this Sunday (1-4PM) if you want to see it in person.
