Tiny House Trend: 2 Hot Picks

The small house movement continues to gain momentum, so I thought I would check out what Seattle has to offer in the compact category.  These days, tiny houses are cropping up as small as 150 sq ft.  While there are certainly plenty of ADU’s in Seattle that fall within that range, few stand-alone homes are quite that teensy.  So, I set my search limit at 1,200 sq ft and came up with a solid list.  Most have lots of room to build sweat equity, but these stood out as move-in ready options.  Would you consider one of these diminutive dwellings?

Pick #1:  707 Martin Luther King Way S

At 1,120 sq ft for $265,000, this 2 bedroom, 1 bath in Judkins is by far the best value.  Truthfully, only 760 sq ft are finished, so this is legit small house style.  The shotgun style is simple, but maintains some period detailing, like 9-foot ceilings, original mouldings and fir floors, and a charming touch of lattice work on the front porch.  Updates include windows, gutters, and furnace, as well as new paint inside and out.  Though, I would revisit some interior color choices.  The range has also been updated to stainless gas, but the other appliances likely need improvement.  There’s a nice little deck off the back and room to garden around the house without having to maintain much.  A white picket fence would really top this one off.

Pick #2:  806 W Lee

This 1,180 sq ft, 2 bedroom, .75 bath listed for $550,000 on Queen Anne proves that small doesn’t mean cheap.  Charm abounds at this cottage nestled in the trees.  With no prior sale history on record, this 1909 bungalow strikes me an estate sale remodel – lots of fresh paint and recent upgrades in the kitchen and bath, but nicely done.  Though shaded from the main thoroughfare, there’s plenty of light throughout.  Extra living space has been carved out in the basement, and I suspect you could add a lower floor bath.  Potential master suite?  The brick patio has peek-a-boo views towards Magnolia and the Cascades.  You most definitely pay for what you get, but it’s an inviting little abode.
