Solis Reservations Start September 15th @ 11am
Listening to Death Cab for Cutie’s Gold Rush, I headed to Solis‘s launch party in the heart of my old neighborhood last night.
Located at 1300 E Union, Solis’ developer, Solterra, is building a 45-unit condo with an estimated completion date in 2020; one of the first new condos that Capitol Hill will have seen since the last condo cycle ten years ago. Sales are launching with a reservation event on September 15th at 11am. Buyers can reserve a unit for $5,000. The deposit is refundable until they convert to purchase and sale, likely in October.
Studios: below $500k to $600+ for 410 square feet
Urban one bedrooms: below $500k to $600+ for 559 square feet
One bedrooms: low $500k to $700k+ for 475 square feet
Two bedrooms: low $800k to $950k+ for 832 square feet
Solis currently has one unit on the MLS, #305. It is a 1 bed, 1 bath, 544 square foot condo for $550k.
Dues will be $0.70-0.75 a square foot a month. Parking isn’t included as they have a limited number of spots. So some homes will have the option or purchasing it at $50 to 65k a spot. There won’t be a rental cap.
What makes Solis special is that it is designed to passive house standards making it a super green building, and in fact it’ll be Seattle’s first passive condo. One of the green features they’re including is exterior automated shades on south and west facing units.
The building is light on amenities, just a rooftop deck and dog run, but you’re in the heart of Capitol Hill. I used to live a block or two away and loved living there in my 20s and early 30s with its 99 Walk Score.
