Sneak Peak at 1310 E Union #202
My favorite building in Seattle has a unit that is not on the MLS yet and I got a sneak peak at it tonight.
First, a big thanks goes to Edward Krigsman of ek Real Estate Group, who will be listing the place in the next day or two, for meeting me late tonight in the rain to show me the place.
Now if only I had $895,000 (or could borrow) to purchase 1500 square feet (plus 370 square feet of outdoor patios) at Liz Dunn’s famous 1310 E Union building designed by Miller/Hull and occupied by a tight knit community of 8.
For those unfamiliar with the uber modern 1310 E Union this Seattle PI article is a good primer, Lofty heights: Tower combines incredible views with modern living spaces.
So what’s #202 like? It’s the space I want (gorgeous heated cement floors, steel baseboards and ceiling, though it is not one of the double height units and does not feature a roll up door) but without the views that I’ve grown accustomed to (but the place has a large lush outdoor garden.)

This was my first visit to 1310 so I was curious to check out the stacked 8 car garage (you certainly won’t find any SUV owners in this building):
The building also has some other nice touches such as fresh flowers in the lobby provided by the florist next door, a loading door to easy move ins/out, a small communal roof top deck.
Looking at the other listings in this price range, at $605/square foot, it is priced to sell (#201 at Monique Lofts now looks very over priced.) And I’m sure the building’s only renter who was in the unit before it was staged is bummed that they got booted from the place at only $3250/month.

And if you like the staging it was done by Tanya Thackeray at Modern Star with art work by Brad Strain. They’re also thinking outside the box and hosting a Capitol Hill Second Tuesday art event in the space but you’d expect that kind of thinking from a real estate company that gives a blogger the first showing.
