Seattle weekly wrap-up: highest number of homes for sale this year

We’re in the thick of the “fall” real estate season! Last week we saw 315 new listings in Seattle, down 7% from the very busy first full week of September, but it was still the fourth busiest week of the year.

Meanwhile, last week buyers put 189 homes under contract. With more homes hitting the market than buyers seem to want to buy, the number of homes for sale jumped 6% to an all-time high of 1,639 homes for sale; we’re on track for September to end with more homes for sale than any other month this year. That said great homes are moving fast – yesterday we helped our clients beat out 7 other offers on this Whittier Heights home, meanwhile this Mercer Island home had 4 offers, and our Green Lake listing had multiple offers last week. Looks like 23% of last week’s new listings are already pending.

Buyers – if you’re hoping to buy this year, you have plenty of selection right now! Don’t be afraid to ask the seller to help buy your rate down if the home has been on the market 7+ days.

Sellers – your window to sell this year is closing; the big dark will be here soon; homes show best with a little sun!

We brought on some great new listings in the last week, two in my own “backyard”! First we listed a waterfront townhome-style condo for $1.75m then yesterday we listed a floating home at Roanoke Reef for $2.75m just across the channel from ours at Mallard Cove. Come join us on the water! Plus we re-listed a Queen Anne Victorian with an amazing view.
