Resales at the Vik Ballard
Remarkably when the Vik Ballard, a 117-unit building completed last year, was done, there was only one “flip”, someone who sold immediately upon closing. It was unit 614 which was bought for $422,900 and flipped for $500,400.
About a year after completion we’ve seen a handful of units sell.
- #218. Sold for $689,900 new, resold for $693,500 on 2/2/17
- #412. Sold for $395,950 new, resold for $520,000 on 2/16/17
- #112. Sold for $389,900 new, now pending (was listed for $449,950)
And there are two on the market, #307 (update: now pending), and then #213 was listed today.
Here’s a look at #213. They paid $241,900 last March (though we don’t know how early they were in reserving a unit) for a 529 square foot 1 bedroom, 1 bathroom that is now listed at $349,950.
The unit looks great, has crazy low HOAs, and with no rental cap will surely be attractive to investors looking to have a low-maintenance rental unit close to the heart of Ballard.
