Three new Queen Anne listings may be worth a look if you’re shopping in the mid-$400,000 range.
The best value of the bunch, I think, is this two-bedroom corner unit in the Tribeca near Queen Anne Ave N. and W. Mercer St. The 1,475-sq ft condo last sold at the height of the market in 2007 for just shy of $700,000. After being listed, delisted and relisted multiple times since 2008, the bank-owned property is now available for $435,600.
The listing boasts amazing Space Needle views, though there are no pictures to show what those actually look like . You can see from the photos that there is open floor plan and the granite counter tops and stainless steel appliances are nice. The listing also mentions special financing/incentives, which makes you wonder why a fairly large condo in the middle of Lower Queen Anne has to try so hard…
Next is a large one-bedroom in the old Queen Anne High School. The 911-sq ft condo is spread over two stories, with the main floor boasting 20-ft ceilings. The open chef’s kitchen is sweet. Would like to check out the new hardwood floors and the private patio.
The condo is listed for $439,950. It last sold for $300,000 in 2009 (but for $528,950 in 2007) so the current owner would reap quite a profit for three years.
Finally, there’s this two bedroom, single-family townhouse on the west side of Queen Anne…okay, Interbay. Built in 2010, the home features a more modern look than the two listings above. At 980 sq ft, that should be fairly spacious, though I’m guessing the main living room will feel a bit narrow.
I used to live a few blocks away and it is great to come home and take in the westerly views as the sun sets. This home advertises three decks, including a private rooftop deck. I would like that and the Whole Foods just a block or so away. The seller is asking for $449,950, which equates to about $459/sq ft, though there are no homeowner dues.
