Loft With Potential At 19 Ave Lofts
The word loft is used in real estate to describe a myriad of floor layouts, but only one meets my expectations. This week I’m going to continue the theme of Capitol Hill area condos, that really have a loft above. Last week was unit 201 at The Opal, which is nice but very pricey. Next up is unit #107 at 19th Ave Lofts. Being a ground floor flat, it has it’s own patio which also gives it a private street entrance. For $349,999, you get 1 open bedroom and 1 bathroom within a living area of 836 square feet, gas fireplace, and a garage parking space. HOA dues are low at $192/month, but the building has no amenities. The kitchen lacks storage, which is easily solved by extending the cabinets on the left hand side (what is that thing on the floor?).
A partial height loft above the bedroom and bathroom is a “flex space”. With only ladder access (not shown) that area is probably underutilized. Other owners at 19th Ave Lofts have solved that problem by building stairs for easier access. I’ve included a couple of examples that pictures were available for. Both seem to be using the loft as a sleeping area, allowing the space underneath to serve as an extension to the living area. It’s a modification that would make this condo worth having.
