Horton & York: A New Co-op In Mount Baker
There’s a new co-op in town! Which is crazy. There likely hasn’t been a new co-op in 25-30 years.
It is Horton & York in Mount Baker at 3301 York Rd South.
The original apartment building (5 units) and storefront were purchased in 2017. Instead of buying, rehabbing and just reselling condos, they decided to use a co-op model in order to foster a stronger sense of community amongst future residents. The idea to do this came from Tony Case who worked as an Architect/Project Manager in Seattle for years, building Built Green and LEED certified townhome projects in and around the Columbia City area. There were others interested in the idea of more cooperative living as well, so together they looked for and found the ideal space with the intention of living there themselves, and finding others to join them, once the building was remodeled.
The building has been completely rehabbed with new systems (electric, plumbing, heating, lighting, etc.) and new kitchens/baths (cabinets, appliances, fixtures), but they made sure to preserve character in floor plans, finishes and the overall look and feel of the building. Examples of this include refinishing some of the original Fir floors (rebuilt and replaced in some units as needed), keeping original tile work in bathrooms where appropriate, reusing salvaged wood and even storefront signage for wall accents, and keeping the storefront floor plan, but making it a more private, livable space.
