Hjarta Ditches Realogics, Back With Matrix
Six months ago Hjarta developer Pryde + Johnson ditched sales and marketing firm Matrix for Realogics and slashed prices. Last week, Pryde + Johnson, ditched Realogics and is back with Matrix cutting prices again.
Matrix sent over a refreshing honest email about how they’re now approaching pricing:
Until now the developer felt that with the LEED Silver certification and concrete and steel construction, he should be getting a price that was at a premium in comparison to the wood-frame buildings in the area. Hjarta being his “baby”, he was grasping for higher prices, only willing to drop a few here and there, trying to keep the overall price of the homes above the market for wood-frame product.
While it would seem that Seattle’s only suburban LEED Silver certififed, concrete and steel building should command a higher price, today’s reality is that buyers aren’t willing to pay more for that higher quality. Recognizing this, now the seller is getting realistic and repricing every home in the building to be market-driven, competitive with pricing at local wood-frame buildings. We feel that with this transparency of pricing, the great residential Ballard location, the availability of 3.5% down FHA financing and the high quality of construction and finishes, we will finally be able to gain momentum and sell this project out.
Hjarta has one- and two-bedroom homes available with prices from $229,950, ranging in square footage from 685 to 1,586.
