Fort Lawton’s First Home Going On Sale Today
The first of Fort Lawton‘s 26 homes in Discovery Park, the one at 4426 Montana Circle, is going on sale today for $799k. This week we had the chance to check out their model home, sales center and talk to developer, Gary Blakeslee. Overall, we’re very impressed; this is a once-in-a-life-time opportunity to own a home in Discovery Park and the homes turned out great. If you’re looking to buy a home right now you’d be crazy not to take a look.
They’re releasing homes as they finish
They’re selling the 13 homes in Montana Circle first. They’re aiming to put one or two on the market every two weeks as they finish them. This first one to be completed and go for sale is 4426 Montana Circle. It is 1,674 square feet, 3 bedrooms, 2.5 bathrooms and will be priced at $799k. Here’s the floor plan [pdf].
I’m sure the competition will be intense and so do they. In place of escalation clauses they’re asking for everyone’s best offers.
Investors beware, they’re going to limit rentals and have a 12-month anti-flipping clause.
I can’t wait to tour Officer’s Row whose homes are between 4,200 and 6,600 square feet and will have an even higher level of interior finish than Montana Circle. They’re planning to start selling Officer’s Row in February.
They did a lot of work
This wasn’t a quick flip. The developer, RISE Properties, is super passionate about the project and certainly got their hands dirty re-developing homes that were built between 1899 and 1935.
Working with local design firm GGLO, they did a great job re-imagining the interiors and bringing them up-to-date. Work done includes new electrical, plumbing, switched to radiant floor heating, modernized the main living space by opening it up and putting all new kitchens in, finished the basements moving utilities into the ceiling, renovated the bathrooms, added main floor bathrooms and more. During renovations they didn’t find any evidence of dry rot, structural issues or water intrusion.
The developer also worked with the Landmark Board to build an amenity space that includes a place to hang out with your neighbors and a playground for the kids and worked with the Landmark Board to have every single plant individually approved (glad I didn’t have that job!)
These well sell
They held an event this past weekend for the folks on their mailing list. Over 500 people showed up.
