Florera in Greenlake Goes Rental

I forgot to blog about the Seattle Times article, More empty apartments forecast in the Seattle area:

More than 100 condo buildings in King, Snohomish and Pierce counties â€” many of them apartments originally â€” are becoming rentals again because the units haven’t sold well in this down market, said Greg Wendelken, vice president and regional manager for brokerage Marcus & Millichap.

But with a tip from a reader it makes a nice intro to the fact that Florera a Pryde + Johnson new construction condo in Greenlake, targeting LEED silver, has gone rental recently. They only sold 14 units of 59 units.

A Craigslist search shows units renting from $1300 to $2500.

What I find funny is that the Craigslist ad says, “we have only a few condo apartments available”. Florera also needs to update their website. It is still advertising earth day from last April on the home page.

Those live/work units on the first floor at Circa are horrifically unappealing. The living rooms in front, with floor-to-ceiling windows, face the 16/26 bus stop and the area around it — both of these are popular and frequent routes, so residents will have to keep the blinds closed if they want privacy. These rooms are tiny, and in some units the refrigerator opens out into them. The bedroom areas in back are dark and claustrophobic-looking. Adjoining these two areas is a galley kitchen that's so narrow I don't know if you could pull something out of the oven without your butt hitting the wall. Every time we wait for a bus at this stop we marvel at these apartments' grimness and who could have possibly thought this was good design.
