Encore in Columbia City gets new sales team
Encore, the 96-unit new condo going up in Columbia City switched out its sales team this year. With a new sales team from Polaris Pacific in place, they’ve put 7 units under contract since the end of April. It is unclear how many units that the first sales and marketing team had put under reservation are sticking with it since some of those reservations were from 2018 when the world looked a lot different than it does today. So we don’t know how many units have been spoken for or not.
Encore’s challenge is going to be that two-thirds of their units are studios and open one bedrooms at a time when many buyers are looking for one bedrooms with dens. But perhaps we’ll see a surge in demand for pied-a-terres as people work from their cabin and only come into the office a few times a month.

Parking, HOAs, etc
Obviously one of the big draws of Encore is its proximity to light rail, but that said there are 61 parking stalls which are priced at $35k or $45k for an EV spot.
The homeowner’s association is managed by CWD with dues of $0.78 a square foot a month.
