Condo Project at Eigth and Stewart Cancelled

Seattle Times, Developer slashes number of stories for Watermark site:

A developer who proposed a 32-story condo tower two years ago on the site of Watermark Credit Union’s downtown Seattle headquarters now wants to build an office building less than half that tall instead.

This is of particular interest to Cosmo residents as it affects their block. Check out Cosmo blog for a nice map.

Actually, this project (condo part) was scrapped awhile ago. The revised plan is fairly good news for Cosmo owners, I’d gather.

If the max FAR with bonus is 15, how can SW build a 14, 14 and 38 story tower? Did Cosmo sell FAR to SW?

neither cosmo nor the developer (continental properties) sold FAR rights to SW. i don’t know what the limits are but SW did some FAR trading between 818 and 1918 and then later between watermark and 1918 to achieve the 500-footer at 1918. Some time ago i was told by SW that they had maxed the FAR for the block, such that a watermark (office bldg) replacement could not exceed the current watermark height. it seems SW found a way around that. apparently this limitation does not apply to residential bldgs.

I don’t understand all of the details of height zoning (as mentioned above), but now that height limits have been raised is seems kind of silly to construct a building that doesn’t come anywhere near the limit.

Does Seattle really need another 14-story office building?
