First Look: Citizen Apartments on Capitol Hill

We got a chance to take a sneak peek of the Citizen apartments on Capitol Hill at 13th and Madison (skip straight to our photos). These apartments were previously, and jokingly, referred to as the Precision Tune apartments after the car shop that was demolished to pave way for them. Now the car shop is long gone and we have a shiny new apartment building (targeting LEED Silver) on our block. (I have to admit I’m not thrilled with the orange exterior. Looks okay in the rendering but doesn’t quite come through in real life…)

Citizen is a 107 unit apartment building with studios ($1365+, 447-568 sf), open one bedrooms ($1375+, 519 to 736 sf), one bedrooms ($1645+, 550-763 sf) and one bedrooms lofts ($1960+, 791-881 sf). I was most surprised to see that they had full height one bedroom lofts. If you want one. Move fast, there are only four and two are already rented! Parking is an extra $150/month (they have electric car charging stations!), storage $30/month and there appears to be lots of bike storage. There’s a concierge 7 days a week to accept your parcels and even walk your dog.

Act now and take advantage of a a move-in special; one month free rent with a 12 minimum 12 month lease. They’re also putting together a nice welcome package from nearby businesses.

For those that find those prices way too high. They are participating in the City of Seattle’s Homes Within Reach Program; 20% of the building is set aside with income restrictions to preserve housing for moderate-wage workers in the city. There are 19 studios in this program offered at $1132 and 3 one bedrooms available at $1308.

The building has a few surprises in addition to the full height lofts. For instance some units have balconies, the main level interior courtyard units have dedicated space, the south facing units and the top floor units have great views. In terms of appliances nothing to surprising. They’re stainless, no gas though, but there is a washer and dryer in every unit. Utilities are all individually metered. In terms of amenities, there’s a decent size roof top deck that will be outfitted with grills and furniture and all that.

For the entrepreneurs there are five retail spaces at street-level. However, Banner Bank stole the main retail and are relocating their Madison branch to suites A & B totaling approx. 2,700 square feet. The three additional retail spaces available are: Suite C; 917 square feet, Suite D; 1311 square feet and Suite E; 934 square feet.

Architects on the project were Baylis Architects. They are expecting move-ins to begin in April.
