Bellagio Price Sheet

Two people recently asked about the Bellagio on Capitol Hill. Here is the price sheet they have one unit at $340,000 with the rest in the mid fives and up. As for numbers, 12 sold, 1 contingent, 10 available. After putting my math degree from a prestigious university to work I do not think it is 70% sold as claimed by the banner on the building:

FYI – that studio was marked up from 300k

I was NOT impressed with the Bellagio, all the units were dark and had small windows. Layouts were weird as well. I don’t think I’ve ever been in a building that had so many dark units.

A plus, the developer is going to live in the building.

How’s that a plus?

I lived in a building where the developer owned and lived in a unit. He was sued twice by the condo association, one of those times being for construction defects that required the complete stripping and residing of the building, plus the repair of plenty of structural damage from water intrusion damage. The developer lived there for many years and acted as if the rest of the condo was an inconvenience. IOW, the dude had thick skin and the condo association was nothing more than a mosquito, sans proboscis.
