One “Affordable” Unit Left At Leona

Leona has had a busy spring and summer. Erica tells me they’re at 11 closed and 2 pending, one in counter offer and 4 left. One of those five left is unit #8 at $450,000 (originally listed at $650,000). It’s a nearly 1,200 square foot one bedroom unit in a nice building (I toured it last summer).

The King County Record at http://www5.kingcounty.gov/kcgisreports/propert… doesn't show any sales in this building since you wrote about it last year. The last sale of the three recorded was in October 2008.

I've noticed that for a number of downtown buildings. It seems there is a lag between when something records and when it shows up in that report. I think you could check http://146.129.54.93:8193/legalacceptance.asp?c… for more up-to-the-minute recording information but my level of investigative journalism has its limits.

Click through the 'more info' link on each unit, and you'll see many of the units have been sold within the last month or so.

Wow. Some of those recent sale prices are down 40% from what Matt posted last year. E.g. Unit 10 sold for $470k in July 2009 after being listed at $775k in October 2008 (see http://mattgoyer.smugmug.com/photos/371630307_c…)

I bet the folks who bought at Leona in 2008 aren't too happy about that.
