North Capitol Hill Roland Terry Mid-Century Modern
An absolutely incredible mid-century modern designed by Roland Terry hit the market yesterday at 2320 Delmar Dr E. It is one of those houses you don’t even know exists when you drive by. In fact, it is so incredible, I’ve already been to see it twice today!
The main floor is u-shaped with a deck on the north side and another outdoor space on the east side of the house. I’d love to host some dinner parties on the east patio in the summer.
There’s a ton of windows letting you see the view from not just the main living area but from the master as well. There’s two bedrooms and two bathrooms on the main floor. Downstairs there is a mother-in-law with its own entrance, bath and laundry which would be perfect for guests, nanny or you wanted to AirBNB it out.
While on a busy street you’d hardly know it while inside the house and the noise from 520 isn’t too bad.
Listed at $750k, it last sold in 2002 for $645k. Given the number of people trying to see the house today it’ll sell fast and for above list price.
Downsides: no garage, might be a little tricky to onto the busy street, you’ll likely want to do a little updating and the main downside for me is that it’s north-east orientation means not much sun in the late afternoon or evenings.
