Cap Hill Co-Op Pending With 7 Offers
Two friends of mine had their eye on a top floor unit at the Maryland, Unit N. The Maryland is a co-op on Capitol Hill on the National Register of Historic Places and unit N has particularly spectacular views.
Unit N was priced at $379,900 and rumor has it went to an all cash buyer who competed with 6 other buyers! While we had suspected it would be in a multiple offer situation I had a hard time believing it’d be worth more than list price given that the unit downstairs sold $232/sq. ft. a couple weeks ago. But looks like its views and updated interiors warranted a significant premium. It’s also worth keeping in mind this building is a co-op making it harder to finance, so harder to buy/sell, has no parking, and doesn’t have an elevator.
