1 Hotel and Residences breaks ground

The $200 million, 23-story 1 Hotel and Residences is being developed by Avalon Holdings of Portland and Starwood Capital Group Global LLC of Greenwich, Conn. The project will include a 110-room hotel and 98 condominiums.
The condos, according to the developer, will range in size from 800 square feet to 6,800 square feet. Condo sales will begin in September, ranging in price from $500,000 to well over $1 million, according to the developer. Currently standing at the site is a parking garage attached to the Macy’s store on Third Avenue. There is also a parking lot on the western side.
The condo project enters an increasingly crowded luxury market, with the Four Seasons condo project being built at First Avenue and Union Street.
