Before Q13 stopped by the Redfin offices I asked around about how the South Lake Union projects were doing:
- Veer Lofts: sold out 99 units December 2nd 2010
- Enso: 87% sold with 17 left to sell.
- Marselle: 43 homes left, 89 sold. 132 units total. 67% sold.
- Rollin: Converted 197 units to apartment. Only 4 available. 1 beds for $1,895 and 2 beds for $3,400
- 2200: 8 resales on the market
Looks like if you want to live in South Lake Union you only have Enso and Marselle to choose from or a few resales. With no new projects breaking ground these will be your only options for awhile.
As for pricing, the median price for condos sold in South Lake Union in December 2010 was $265,000. This is down 7% from December 2009 when it was $285,000. We don’t have reliable “median” price data for January and February because there was so few sales; 2 in February and 3 in January. Also keep in mind that Redfin’s definition of South Lake Union doesn’t include Enso and 2200 since they are on the south side of Denny.

“I want to buy a tesla and eat at republic everytime I go to SLU. So far evening street parking is free and easy but I can’t imagine that’ll last.” – Adam
“I had a terrible dinner at Flying Fish the other night, new location doesn’t have its shit together yet. The new Serious Pie is pretty awesome though, love the upstairs loft location of it.” – Kevin
“REI!!!! But I am going to counter Kevin, I went to Flying Fish a week ago and had the best fresh calamari of my life, and counter Adam, when I went to Republic the service was great, but the food was bland and boring. I say the Kobe beef burgers at Blue Moon Burgers….mmmmm” – Jess
“Best Kobe beef sliders I’ve ever had (and I’ve had a lot) at Seastar.” – Leo
“Portage Bay Cafe is the best breakfast in Seattle! Organic, plentiful, healthy, delicious; not necessarily in that order. Their philosophy: ‘eat like you give a damn'”. – Steve
“Lunchbox Labs: flashy new location, controversial menu changes. Have they “sold out”? I like the Portage Bay cafe SLU location. I remember when we moved here they posted a welcome to “our new Amazon overlords” on their website.” – John
“Fierabend is good for after work beers though it’s always too busy. Paddy Coynes has a fun drink card that Ben is close to completing and I’m about half way. Blue Moon Burgers is pretty decent for lunch. Serious Pie has a great pizza if you are willing to spend the bucks. Happy hour at Daniel’s Broiler is a nice thing. Jimmy Johns can get you lunch in under two minutes. Snowboard Connection and REI are nice to have in the neighborhood. Hooters wings suck.” – JJ
