Correct, no need for an auction, just a need to cut prices with only 60% of units sold.
Marselle started out with an original price of $473 a square foot and has now cut prices down to an average of $351 a square foot, below the Olive 8 auction pricing of $403 a square foot. Of course Olive 8 is perched above a Hyatt, and Marselle is perched above Denny. They had to come down in prices.
