“Hot” Townhouse in the Central District
Redfin has a new feature called “Hot Homes”, where they analyze hundreds of attributes to calculate the chances a property will sell within two weeks. The website labeled a two-bedroom, two-bathroom townhome in the Central District as a Hot Home, with an 81% chance of going pending in 11 days. A friend of mine lives in this small complex and I would agree. Metrics aside, this is a good find, both for its quality, price and, more importantly, the cool neighbors who live in the other units.
I’ve visited these homes, located by the intersection of 14th Ave and Fir Street, a few times. The design is stylish, the finishes are high-end and the vibe is intimate. Recycled and locally-sourced materials play well next to high-end stainless appliances.
This particular home is 1,118 sq ft, spread out over three floors.
While it’s not ideal to have townhomes fairly close to each other, you do get quite a bit of natural light on all three floors. The proximity also doesn’t hurt when your neighbors are interesting and fun. It does feels like a little community.
And the price ($411,000) is $64,000 less than the owner paid for it seven years ago. Granted, they bought the home right at the peak of the market, the list price still seems like a good value at $368/sq ft.
