Don’t know how this one slipped by me, but #307 at the 19th Ave Lofts is a nice one. $425,000 for a 1 bed/1.75 bath, 887 square feet.

I love how they updated the interior.

I entered 200k, though I wouldnt pay even that. You might as well buy a house in the ghetto for that amount. E Cap Hill has the highest crime rate in the city. Forget it.

I saw this at an open house today. Some thoughts:

* The “rooftop deck” requires you to basically climb out of a window (~18 inches off the ground) to reach a small square of rooftop that's large enough to hold a picnic table. Strangely, there is a grill, but it's on the other deck on the lower level. You could have a cookout on the roof, but first you'd have to transport all the food across the whole apartment and then climb out the window up top.

* The owners are architects and they built in a ton of new stuff, including a “bed box” to hold a Murphy bed so that the loft is also usable as an office. Although some of the owners' designs are good (e.g. the metalwork around the fireplace) I thought some of the wood designs were so cheaply done as to detract from the value of the condo. They had fun reconfiguring their space, but as a buyer I would see myself having to undo some of their experiments.

* It's a pleasant surprise to see a lofted condo with a bathroom (including shower) on the top floor as well as on the bottom floor.

The building is beautiful, too, and the neighborhood might suit someone who's used to driving around. The unit includes two parking spaces.
