When I toured 1804 E Hamlin St, I knew there’d be a bidding war, but even I was surprised when it sold for $2.65m last week after being listed at $2m. Wow!
The high end of the market was also hot. Last week this $6m Kirkland house went pending in a day, that amazing $6m Denny Blaine modern that didn’t sell last year went pending in 12, and a $5.25m Laurelhurst waterfront fixer up went pending in a week.
Heads up! This week will be slow for real estate as we have a long weekend coming up and then it is mid-winter break for Seattle and Bellevue public schools.

Buyers be patient; but good time for sellers
Buyers: buyers should be patient. Lots of new listings are coming in March. No need to get caught up in a bidding war right now…
Sellers: our recommendation is to list sooner rather than later to take of low competition from other sellers and seemingly many eager buyers.
