Seattle weekly wrap-up: new listings up 35%

By July 16, 2023

Market Report

New listings were up 35% week-over-week! It sounds dramatic, but many sellers delayed listing until after the Fourth of July. So buyers saw nearly 300 new listings last week, likely the most they’ll see in a week until after Labor Day (in years past we’d usually see 400 new listings this time of year!) That said, we did hit a new high for the year in terms of total number of homes for sale – 1458…

The other big news last week is that the rates we were seeing in the 7s just after the Fourth of July have cooled off and we’re back to the high 6s – 6.89% as of Friday.

As for our news, we were busy last week on Capitol Hill listing a remodeled view penthouse and a spacious one-bedroom condo. We’re also still looking for buyers for our Magnolia midcentury with the best backyard and a super affordable two-bedroom condo. If you’re thinking of selling, yes, read the Seattle Times article, Remodeling to sell a Seattle-area home. But really just hit reply! We’re helping two sellers now get the high-bang-for-the-buck items checked off, without getting distracted by low ROI projects.

How’s our new house? We moved in two weeks ago and, sigh, still don’t have window coverings. With floor-to-ceiling west-facing windows hopefully, the shades arrive this week as we’ve been getting sunburnt in our living room!

Oh, what caught my eye? If you need a helipad here’s the only home for sale in the Greater Seattle Area with one. And that $85m Hunts Point estate is back on the market, this time at $70m.

I own and manage Urban Living, a boutique Seattle and Bellevue real estate brokerage. I love lofts, floating homes, new construction, and mid-century moderns, but I will help you buy or sell just about anything!
