Eastside weekly wrap-up: new listings more than double pending sales
300 new listings hit the market this past week which is another big week for sellers. However, the number we’re really watching is the pending homes sales. Even fewer buyers got out and put a home under contract this past week with just 122 pending sales. That’s less than half the number of new listings! Rates fell below 6% for a 30-year fixed rate today so maybe that will get some buyers out to capitalize on a much less competitive market?
Expect very little activity for both buyers and sellers until after the 4th of July – historically, no one lists or buys during this week as most are enjoying the sun and the long weekend.
For standout homes this week, quite a few favorites! For mid-century fans, a Lochmoor home in Bellevue with a huge deck along the entire front of the home for summer fun. Don’t miss the European Tudor on a half-acre estate in Medina. And if you’re looking for acreage, there’s 12 acres available in Rose Hill in Kirkland.
For NW Contemporary homes, amazing views are available in this $3.9M home in the Issaquah Highlands and you can’t beat the sunsets at this Inglewood Beach Club home on Lake Sammamish. In Juanita, home #5 in the Heron development looking at Lake Washington is on the market at $3.2M a year after it originally sold (it sold for $2.5M in June 2021).
My top favorite listing this week is an end unit on the 38th floor of Bellevue Towers listed at $3.2M. Fully unobstructed views to the south and southeast with two balconies – a must see for condo buyers who don’t want to wait for new construction!
