Seattle weekly wrap-up: 39 offers on a townhome!?
We saw 293 new listings this week, meaning we’re seeing fewer new listings than other years at this point… While I’m sticking with my claim that the market is slowing, we did have a client offer on a Fremont townhome listed at $1m that had 39 offers and went 38% over. Guess the buyer wasn’t fazed by the 5% 30-year fixed they locked yesterday.
Our fave new listings – a penthouse at Mosler Lofts, an Olson Sundberg Kundig Allen remodel at the Millenium Tower, a penthouse at Enso in SLU, an updated midcentury in Magnolia and this waterfront Bainbridge home (wow!). This past week we were busy marking our Eastlake townhome pending (multiple offers!), listing a modern loft at the iconic Banner Building, getting a complicated closing across the finish line, and helped past Seattle clients secure a second home in Leavenworth.
Also this week, in collaboration with our friends at local architecture firm Board & Vellum, we’ve published an updated remodel estimate cheat sheet. The revised estimates are sobering! But covid wreaked havoc on inflation and the supply chain; as someone in the middle of a remodel (the rebuild of our “fire house”), I can vouch that these estimates are realistic. Speaking of our remodel, it is slowly getting closer! Walls have been primed, floors are going in, siding is being painted… Hopefully, it’ll be done before July.
