urbanTrees Modern Townhomes at 19th & Yesler

Looks like a new modern townhome project hit the market at 19th and Yesler. Here’s unit B, at 109 19th Ave. It’s $365k for a 2 bed, 2 bath, 1,279 square foot place. I don’t know about the blue but otherwise it looks like a nice project.

Wow, not sure what they were thinking with that BLUE, but they look great otherwise. Pop them into West Seattle, and I'd be pretty tempted.

I actually like the blue – It pops and adds some brightness, particularly since we have such grey and darker color palettes on a lot of townhomes or browns. I'm not sure how the hardiplank colors wear though. Will they have to blast dirt of them later? The places are pretty nice; I'm not a fan of that particular neck of the 'hood – Pratt Park has cleaned up a lot and the woonerf does give a feeling of insulation from what's happening a bit north of the houses sometimes, but still. I guess that might have been why the land was so inexpensive. Didn't gprojects do something similar a couple of blox south of the cap hill trader joe's that were like in the 600 and 700s?

The overall design & exterior construction appears to be good and as attractive as most of the newer green buildings. Some of the interior finishes are not very durable, and will require either gentle use or high maintenance, or run the risk of looking pretty shoddy come typical 3 year resale time. The location will be the biggest barrier to overcome. While Yessler Way is a nice direct route to downtown, with fast bus service, the frequency of break-in's and questionable feeling of safety for pedestrians especially at night in the area between Cherry, Yessler, 23rd, and Ranier Ave. are still concerns. The parking lot is poorly designed from a ease of use/functionality standpoint. $ per square foot are the highest in the neighborhood thus far.
