80 offers? Not quite…
The socials were buzzing last week that this Shoreline midcentury received 70-80 offers. In reality, it was 17 (which is still a lot!) But buyers, don’t be too nervous about bidding wars, only 1 in 10 new listings (in Seattle) had offer review deadlines last week.
Here’s what we’ve got for you this week:
- Seattle sellers take a breather, buyer activity continues to increase
- We negotiated a killer deal for a penthouse buyer
- Don’t miss our favorite new listings of the week
We’re trying out a new format for the newsletter! And we’re folding the Eastside data into the Seattle one. Love it? Hate it?
NEW LISTINGS BY WEEK
Seattle sellers take a breather
Seattle: 198 new listings last week, down 14.6% w-o-w
Eastside: 124 new listings last week, up 7.8% w-o-w
HOMES GOING PENDING BY WEEK
Buyer activity continues to increase

OUR TAKE
The market is warming up
Buyers: for buyers, it is nice to finally see some new listings! Only 1 in 10 listings have bidding wars right now, so still pretty chill on that front.
Sellers: for sellers, our recommendation is to list sooner rather than later! With just 1,000 homes for sale in Seattle, inventory is low.
URBAN LIVING’S ACTIVITY
We negotiated a great deal on a penthouse
Nexus has had some larger homes for sale at killer prices for a while now and we just helped a buyer put a penthouse under contract at an unbelievable price. They still have a few left…
