I’ve always liked Portofino from the street but never been too impressed by the units that come up for sale. But with 14′ ceilings, 6′ windows, it has potential. Unit 312, a 554 square foot one bedroom hit the market this weekend for $210,000.

I saw this one last March when it was still for sale. The layout is pretty lousy — it honestly feels even smaller than the 554 sq ft it’s listed as. The bedroom is off a weird diagonal from the living-dining room and storage is minimal. There is a washer-dryer in the unit, but that’s all for amenities. The deck shown is actually the tiny shared deck up a maze of steps. Most of the roof is reserved for the fourth-floor condos in this building.

Now that it’s been re-listed, I notice that with a $612 monthly special assessment on top of the $441 regular dues and the $1800+ in annual taxes, my cash outlays would exceed my current rent even before I start paying for principal and interest!

No idea — I don’t even know if that assessment was in place last year when I first saw the apartment. There aren’t that many units in the building so even a modest expense requires a big contribution from each owner.
