A Visit to Leona
On Thursday I swung by the quiet broker’s open at Leona at the corner of Ward and Queen Anne Ave (I biked there and thought it was lower Queen Anne but it is definitely part way up the hill.) There are 18 units. 5 of which are “new construction”, 2 penthouses and 3 townhomes. The rest are in the historic portion which has been completely gutted with entirely new floor plans and layouts. They also replaced the elevator and added air conditioning. The only thing they kept was the windows which they had redone in place.
The floor plans range from 800 square feet to 2,800 square feet with prices from $415k to $2 mil. Several units while boasting $450k price tags do not have parking. However, because this is a historic renovation they’re going to get a ten year tax abatement potentially lowering say a $6000 yearly tax bill done to $1000. It’s still to be determined if you can get the abatement on the new townhomes or penthouses.
Maria Barrientos, the developer of a number of residential projects as well as the Sculpture Park, who lives just up the street, spec’d a nice kitchen with caesar stone slab countertops, Sub-Zero fridge, Viking range and Bosch dishwasher.
Sadly, while I remembered my camera, I forgot a memory card. But I did tour a number of units; the penthouses have absolutely amazing views over downtown and the sound.
They’re having an open house this weekend and next. After that it will be private appointment.
