14 Condo Units Coming to Chinatown

Yesterday the PSBJ wrote about a 14-story mixed use building coming to Chinatown-International District, Condos are part of 14-story hotel project in Seattle’s International District:

Seattle-based Hotel Concepts is proposing the development at 616 Eighth Ave. S. Project architect, Hui Tian of Studio 19 Architects, said the project will have 158 hotel rooms on the lower floors, 84 apartments and 14 condos on the upper stories, and a restaurant and bar on the ground level. There will be 175 stalls of underground parking.

Nice to see more condos coming to Seattle, though 14 units isn’t very much and it’ll be interesting to see how finance’able the units are, as most lenders don’t love buildings that have a high mix of other uses.

The views are absolutely stunning! Among the best in Seattle. Note that some Insignia and Luma listings use exaggerated size numbers from the builders’ marketing departments. The actual size as recorded by the county using standard rules (excluding walls, balconies, etc.) is 1,858sqft rather than 2,054. Other listings, like the recently sold Insignia 3806S, used the real square footage. So we homebuyers need to be very careful when comparing units both within and outside these buildings that we’re looking at apples-to-apples sizes.

Lovely views! The sellers might be a little optimistic with the $2.72M price when a nearly identical unit (2402) just sold for $320k less in February. I also wonder why 1521 sold these units chopped into so many small rooms? I’d just tear a lot of that out and open it up if possible. I also wish 1521 included balconies, but at least that accordion window thing helps a little. Still, there’s lots to love about this modern building right in the heart of Seattle and this unit in particular!

Maybe they’re including outside balcony/patio square footage to the square footage total.
