1,200 Sq. Ft. Loft in Pioneer Square

I have a soft spot for lofts like this at 97 S Jackson. It’s nice a big for a one bedroom too, 1,200 square feet.

Is it priced right at $558,000?

Love the bigness, timbers, true loft style. But no pictures of kitchen or bathrooms. No mention of building amenities.

I love the appraisal feature. They could be totally ill-informed, but a little peer pressure on sellers reluctant to cut prices could be a good thing

I think if this were indeed listed at $400,000 and at $333/sqft., it would fly off the market before sunrise tomorrow. While Pioneer Square may not be quite there yet as a “neighborhood” and you may trip over a bum or 2 while you go out to get your morning coffee it's still a great location as far as amenities and proximity to the waterfront go. I'd say the value for this place would be more in the range of $500k+, just my opinion though.
There's a similar loft style unit for sale in the nearby 80 S Jackson building with appr. 900 sq. ft. which just dropped down to $369,000 and now priced fair. Again, this is just my opinion but I think the “appraisals” given with the above feature are always going to be too low.. It's fun though :)

I agree that this “appraisal” feature is always going to come in low as it has in this case. That unit is very unique, in a good location and has some great features. It's well priced where it is.

I mostly agree with what you said, with the exception of being, “in a good location.” It is not. It is quite dangerous, especially at night.

I think it looks very nice. A lot of my appraisal would depend on the common elements and the quality of the exterior of the building though. This unit certainly has that classy feel to it though. Awesome woodwork.

Great idea with the appraisal set up. It will b interesting to see where it ends up.

Not only is the neighborhood dangerous, it has gotten more dangerous over the last couple of years. I moved from Pioneer Square in 2006 as soon as my 1 year lease was up; only 6 blocks north of Yesler but what a difference 6 blocks north of Yesler makes….

Thanks for testing it out everyone. One thing this experiment showed me is that we need to code in a minimum appraisal value so folks don't submit $4 appraisals like they did on this place, which is dragging the average appraisal down.
